An owner-occupied workshop or office

A trading business considering premises of its own would need to explain the purchase price, proposed cash contribution, property use, trading performance, fit-out or repair costs and the cash left in the business after completion. Poole and the BCP area

Marine, industrial or trading premises

A proposal involving a workshop, yard, warehouse or specialist marine building may raise questions about tenure, access, planning use, environmental exposure, specialist fit-out and how dependent the property value is on its current operator. BCP evidence is used for this area rather than Dorset Council statistics.

Bournemouth and Christchurch

Wholly commercial property only

A dwelling, residential or mixed-use element, personal or connected occupation, trustee capacity or uncertainty is outside Bene's current lead route. The case stops and is not forwarded.

Weymouth, Portland and coastal Dorset

Hospitality or leisure premises

Where property value and the operating business are closely connected, a provider may examine licences, operator experience, seasonality, historic trading, refurbishment plans and contingency as well as the security. Coastal context does not itself establish availability or eligibility.

Which property cases are within this lead route?

Only wholly commercial security for a UK limited company borrowing wholly for its own business. A dwelling, residential or mixed-use element, personal or connected occupation, trustee capacity or uncertainty is outside scope and stops the case.

What is the complete property budget?

Include the agreed price or refinance balance, contribution, taxes, valuation and survey costs, legal work, repairs, fit-out, equipment, contingency and the working capital the business needs after completion.

What supports repayment?

For owner-occupied premises, prepare historic accounts, current management information, forecasts and existing commitments. For investment property, prepare the rent schedule, leases, breaks, arrears, operating costs and vacancy assumptions.

What could affect value or saleability?

Explain tenure, planning use, access, condition, environmental or flood issues, energy performance, specialist adaptations, licences and any dependence on one operator or tenant. The lender's valuation may differ from the agreed price.

Is the target date realistic?

The timetable may depend on valuation, title, searches, leases, surveys, insurance, planning, legal work and lender conditions. A deadline should be stated, but Bene Finance does not promise a completion time.

What happens if the mortgage route does not fit?

A short acquisition deadline, major works or a development exit may point to bridging, refurbishment or development funding instead. Those routes have different costs, risks and exit requirements and are not automatic alternatives.

BCP Council separately identifies finance and fintech, advanced engineering including marine and aerospace, health and care, environmental technology, creative and digital activity, and hospitality and leisure as important clusters across Bournemouth, Christchurch and Poole.

Geographic scope: The Dorset page covers the ceremonial county but distinguishes its two unitary areas. Dorset Council evidence applies to Dorchester, Weymouth, Bridport and the wider Dorset Council area; Bournemouth, Christchurch and Poole claims use BCP Council evidence and are not included in Dorset Council statistics.
